SPECIALIZING IN MULTI-FAMILY DESIGN, RENOVATIONS AND UPDATES

PROGRAMMING

We interview the owner or owner’s representative to determine project requirements, desired room designations, overall goals as well as the project construction timeline.

SPACE PLANNING

We develop the clubhouse floor plan to include all of the rooms determined during the programming phase to utilize the space efficiently.

EXISITING FLOOR PLAN REVIEW

If the architect has already developed a plan, we will review it during the interior design development phase for furniture layout and use it prior to the start of the construction. If done early, changes to the plans will eliminate many costly revisions in the field.

LIGHTING LAYOUT AND SELECTION

One of the single most important elements of a successful interior. We determine the best application of lighting based on the overall function and aesthetic of the space. We develop a comprehensive lighting plan and complete specifications of all decorative fixtures.

FINISH MATERIAL SELECTION

During the first finish meeting, you will be presented with three different color schemes and styles. These finish materials include carpet, wood flooring, tile, paint, wall covering, countertops, cabinets and hardware. The second finish meeting, we will finalize the location of each material and finish details.

FINISH BOARDS

Upon approval of the finish selections, we will provide up to three-framed finish boards for sales and marketing use. Each board will have actual finish samples of flooring, paint selections, wall coverings, ceiling treatments, countertops, decorative light fixtures, and furniture and fabrics selections. The board is an overall picture of the future clubhouse.

APARTMENT UNIT FINISH PACKAGE

Working within the established construction budget, we will present finish selections with documentation for pricing and construction use. We also make recommendations for appliance color, hardware and door style, cabinet style and finish, as well as window coverings.

CONDOMINIUM SALES CENTER DESIGN

We offer turn-key interior design for the sales center. We design vignettes for sales use, presentation of floor plans, and finish packages.

CONDOMINIUM UNIT FINISH PACKAGES

Working with the owner and sales staff, we will develop finish packages for potential buyer selections. This can be accomplished two ways: where the buyer selects each finish separately or we can develop finish packages at different price points to streamline the pricing and construction process.

CONSTRUCTION DOCUMENTS

As a full-service interior design firm, we provide the following AutoCAD drawings for the contractor use for pricing and construction purposes: floor plans, lighting plans, electrical plans, elevations, finish plans and elevations. Along with the plans, we produce a full specification binder. This will include documentation of every material specified for the project, a picture for reference as well as the specified location. This binder will be used in conjunction with the AutoCAD drawings.

FURNITURE AND ACCESSORIES

Procurement management involves a series of tasks including price negotiation, ordering, shipping, tracking, receiving, storing and delivering items to the job site. A typical multi-family project may have between 150 and 300 furniture, fixtures and equipment (FF&E) line-item purchases to make. Bringing all of these items to the right place at the right time, within budget, requires solid planning, financial management and organizational skills.

STEPS TO SELECTING AND PROCURING FURNITURE

  • Develop a final furniture plan
  • Present a line-itemed budget for furniture, art and accessories
  • Present three different color and style packages within budget for approval
  • Procurement of all furniture, art and accessories
  • Receive all items at Houston Warehouse, coordinate delivery and installation. A typical clubhouse and two model units take approximately 3 to 4 days for a full installation.
