CREATING & EXECUTING MULTI-FAMILY DESIGN

DESIGN CONSULTATION

THE INTERVIEW AND INFORMATION GATHERING

We will meet with the owner/developer to gather information necessary to provide a turn-key, multi-family interior design proposal. We will review the portfolio of our latest projects with you and provide a list of developer references for your use. During this meeting, we will ask a list of questions designed to help determine how Blue Coral will need to design the project: What is the demographic of the people that you will be selling to? What other properties in the area will be competition for renting or selling? Do you have an architectural rendering of the exterior of the building that will give us an idea of the multi-family design style direction? Do you have a construction schedule? These are just a few of the things that will be discussed in the initial multi-family consultation meeting.

DESIGN PROPOSAL

OUTLINE OF WHAT IS TO BE ACCOMPLISHED

The multi-family design proposal will define the scope of work that was determined during the consultation as well as a list of services necessary to complete the project. The proposal will be broken down into two separate phases:

Phase I – Multi-Family Interior Design

  • Apartment or Condo Finish Selections
  • Clubhouse and Amenity Floor Plan layout
  • Schematic furniture layout for areas included in scope of work
  • Lighting plan and specifications
  • Electrical Plan
  • Finish Selections and Specifications

Phase II –Multi-Family Furniture, Accessory and Merchandising Procurement and Installation

  • Prepare and present a Furniture Budget based on schematic floor plan in Phase I
  • Present three Furniture packages with various styles and color schemes
  • Produce finish boards of approved Furniture Package for sales and marketing use

DESIGN FEES

HOW WE CHARGE FOR SERVICES

Design services are billed on an hourly basis. The fee is $125.00 per hour. A $500.00 retainer is required when the design proposal is signed. Services added beyond the scope of the original proposal, or decision changes that affect the time estimated require an amended contract.

DESIGN TIMELINE

WORKING THROUGH THE DESIGN PROCESS

Upon approval of the design proposal, we will discuss the “next-steps”. The timing of Phase I and II will be based on the project construction schedule and may overlap. In a multi-family project, it is important that the designer be brought on early enough in the project so that the interior design can be done in conjunction with the architecture. Blue Coral will work with the architect to determine lighting, best use of space, and outlet locations – things which can lead to costly change orders if we are brought in at the end of the project.
